Booking Conditions — Security Deposit and Retention Policy

A security deposit is required for all accommodations and is intended to cover any potential damage to the property or common areas. The deposit pre‑authorization will be processed either at the time of the in‑person check‑in or up to 48 hours before the start of the stay in the case of express online check‑in.
This retention does not result in any immediate charge — it is only an authorization, which will be released after check‑out if no damage is detected. If no issues are found, the deposit will be released within seven days after check‑out, using the same card provided.
If damages are identified, the corresponding amount may be retained until all costs are settled. The reservation may be cancelled if the security deposit pre‑authorization cannot be completed. In such cases, the guest will be notified by email or SMS and will have twelve hours to provide an alternative payment method.

Payment Methods

Payment may be made by credit card (Visa, MasterCard, or American Express).
Guests are subject to the specific payment rules and conditions indicated for each property.

Pre Check‑in

After the reservation is confirmed, the guest will receive an email and/or SMS with information about the accommodation and any additional services (transfer, extra cleaning, etc.).
Guests will be required to complete the Accommodation Form, which is mandatory for legal purposes and for preparing the stay (arrival time, number of guests, etc.).
The number of guests provided may not exceed the accommodation’s maximum capacity. If this occurs, Albufeira Lettings reserves the right to cancel the reservation without refund.
Any attempt to falsify or alter information will invalidate the Accommodation Form and may result in the cancellation of the reservation.

Cancellation Policy

After the reservation is confirmed:

  • Cancellation up to 30 days before check‑in: 50% of the total amount will be charged.
  • Cancellation less than 30 days before check‑in: 100% of the total amount will be charged.

In the event of overbooking, Albufeira Lettings may relocate the guest to an accommodation of equivalent category at no additional cost. No compensation will be due in such cases.

Stay Conditions

  • The reservation holder must be 18 years of age or older and must remain at the property throughout the entire stay.
  • Minors may only be accommodated if accompanied by a responsible adult.
  • Pets are not allowed, and smoking is strictly prohibited inside the accommodation.
  • The stay of foreign guests must be reported to SEF; therefore, all guests must provide the required information prior to check‑in.
  • Any damage must be reported immediately. Failure to do so may result in the guest being held responsible.

Additional Services

We offer services such as transfers, extra cleaning, baby cots, and tickets for tourist attractions, subject to request and availability.
Albufeira Lettings is not responsible for services provided by third parties.

Check-in e Check-out

  • Check‑in: between 16:00 and 20:00 (unless otherwise agreed).
  • Late check‑in: a €30 fee may apply, or express check‑in may be provided (subject to completion of the Accommodation Form).
  • Check‑out: until 11:00.
  • Unreported delays may result in additional charges.
  • A set of keys will be provided. Loss or lock‑out situations are subject to additional fees:
    • Lost key: €30
    • Emergency visit (09:00–18:00): €10
    • Emergency visit (18:00–09:00): €25

Any locksmith costs will be charged to the guest.

Cleaning and Bed Linen

The accommodation will be delivered clean and equipped with bed linen and towels.
Additional cleaning services or linen changes are available for an extra fee.
Guests are required to leave the accommodation clean and free of rubbish at check‑out.

Equipment and Maintenance

Any malfunction or issue must be reported immediately.
Albufeira Lettings may access the accommodation to carry out repairs or handle emergency situations, while always respecting the guests’ privacy.

Noise and Safety

Guests must respect the quiet hours between 22:00 and 08:00. 
Illegal or inappropriate activities are strictly prohibited.
Guests are responsible for their own safety and must follow all provided instructions.

Liability

The liability of Albufeira Lettings is limited to the accommodation and the stay itself.
We are not responsible for external occurrences such as noise, construction works, or issues within the building.
We do not assume responsibility for theft, personal injury, or failures in water, electricity, gas, or internet services.
In the event of a breach of these terms, we reserve the right to require the guest to leave the accommodation immediately, without refund.

Applicable Law

This agreement grants only the right to temporary occupancy of the accommodation and does not constitute a rental contract.
If the property becomes unavailable for reasons beyond the control of Albufeira Lettings, an equivalent alternative will be offered or a refund of the amount paid will be provided.
These terms are governed by Portuguese law, and any disputes shall be resolved in the Portuguese Courts.
